What to expect from a townhouse inspection

When purchasing a townhouse, you need accurate and trustworthy information to make a sound decision. At Apogee Inspections, we provide you with a professional opinion on the overall condition and performance of the townhouse. Townhouse ownership rules vary from strata to strata. They typically include the structure and the land and usually the front and back yards. You may have shared ownership and responsibilities for the building exterior and the strata property as a whole.

Apogee Home Inspections are a visual examination of the accessible areas of a property which is designed to identify observed material defects within specific systems and components. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home. We will provide an opinion on the overall existing condition of the townhouse and communicate our findings in our report. A report includes pictures, narratives on conditions and performance issues, and recommendations. Inspections are performed in accordance with the current Standards of Practice and Code of Ethics of the InterNational Association of Certified Home Inspectors. The Standards contain certain and very important limitations, exceptions, and exclusions to the inspection. The InterNACHI Standards of Practice can be viewed here. We comply with Consumer Protection BC’s rules and regulations governing the licensing of home inspectors

Our townhouse inspections are for prospective buyers in real estate sales, for townhouse owners before listing their home for sale, after a purchase has been made, to investigate a particular problem or condition, to identify deficiencies in new construction or renovations, or for repair and maintenance planning.

It is best if you can join us on site during the inspection so we can show you our findings, present a slide show of the photos we have taken and to answer any questions you may have. If you are unable to attend the inspection, that’s OK too. Our reports are designed to clearly and intelligibly present to you our findings complete with photos, diagrams and easy to understand narratives.  As questions come up, you can call us and we will be happy to answer them.
